Dubai, UAE – August 9, 2026: Emaar Development PJSC (DFM: EMAARDEV), the UAE’s leading build-to-sell property developer and majority-owned subsidiary of Emaar Properties PJSC (DFM: EMAAR), reported a strong financial performance for the first half of 2026, supported by continued demand for its developments and the resilience of Dubai’s real estate market.

The company recorded AED 22.4 billion (US$6.1 billion) in property sales during the six months ended June 30, 2026. Net profit after tax rose 43% year-on-year to AED 6.7 billion (US$1.8 billion), while revenue increased 34% to AED 13.3 billion (US$3.6 billion).

Emaar Development said its performance was supported by disciplined project execution, strong customer confidence and the continued strength of Dubai’s economic fundamentals.

Revenue Rises 34% to AED 13.3 Billion

Emaar Development generated AED 13.3 billion in revenue during H1 2026, marking a 34% increase compared with the same period in 2025.

The growth was supported by steady construction progress and the recognition of revenue from ongoing residential and mixed-use developments.

The company said it continued to focus on operational efficiency, financial discipline and timely delivery across its project portfolio despite a backdrop of global economic and geopolitical uncertainty.

Net Profit Climbs 43%

Profitability remained a major highlight of the company's first-half performance.

EBITDA increased 42% year-on-year to AED 7.1 billion (US$1.9 billion), representing an EBITDA margin of 53%.

Net profit after tax reached AED 6.7 billion, up 43% from the corresponding period last year. The result translated into a 50% net profit margin.

The company attributed the improvement to operational discipline, portfolio strength and continued execution across its development pipeline.

Revenue Backlog Reaches AED 127.7 Billion

Emaar Development’s revenue backlog stood at AED 127.7 billion (US$34.8 billion) as of June 30, 2026, representing an 8% increase compared with H1 2025.

The substantial backlog provides the developer with visibility over future revenue and supports its longer-term growth strategy.

Despite a measured pace in property sales amid evolving geopolitical conditions, Emaar Development said it maintained pricing discipline and continued to see customer confidence across its master-planned communities and strategically timed project launches.

AED 22.4 Billion in Property Sales

Property sales reached AED 22.4 billion during the first half of 2026.

The land bank provides the Group with significant capacity to support future developments and long-term value creation.

Emaar has also announced a new AED 200 billion masterplan, further expanding its development pipeline and reflecting its confidence in Dubai’s long-term growth prospects.

Focus on Customer Experience

Customer experience remained a key priority for Emaar Development during the first half of the year.

The company continued to focus on quality construction, digital engagement and integrated lifestyle destinations designed around changing customer expectations.

Its master-planned communities combine residential developments with retail, leisure and other lifestyle facilities, creating integrated destinations for residents and visitors.

AED 200 Million Contribution to Community Initiatives

Emaar Development also contributed AED 200 million (US$54 million) toward national community initiatives during H1 2026.

The contribution was divided equally between two dedicated endowment funds supporting orphans and vulnerable groups across the UAE.

The initiative reflects the company’s continued focus on contributing to the wider wellbeing of the communities in which it operates.
