Beyond Smart Homes: Fakhruddin Properties Unveils AED 700M Tréppan Vision
Unveiled at IPS 2026, Tréppan Vision combines eight specialised robotic services, AI-native homes, robotic wellness assistance, flexible family residences and sustainability solutions within a fully connected mixed-use community.
Dubai, United Arab Emirates, 8 September 2026: What if a building could go beyond being simply “smart” and actively assist the people who live and work inside it?
Fakhruddin Properties is exploring that possibility with Tréppan Vision, an AED 700 million mixed-use development unveiled at IPS 2026. The project places robotics, artificial intelligence, wellness and sustainability at the heart of its approach to modern living.

Instead of confining technology to smart-home features within individual apartments, Tréppan Vision aims to create an intelligent environment throughout the development. Its integrated ecosystem will bring together specialised robots and connected services intended to support residents during different parts of their daily routines.
The development will feature eight specialised robotic services covering areas including reception, household assistance, security, cleaning, coffee preparation, healthcare support and delivery. Dedicated robotic systems will operate across every floor.
The vision is not simply to fill a building with technology. Instead, the concept focuses on using technology discreetly to improve convenience, support healthier surroundings and give residents more time for the things that matter.
CEO QUOTE
“The real future of real estate is not about how much technology we can put into a building. It is about how intelligently that technology can improve people’s lives,” said Yousuf Fakhruddin, CEO and Managing Partner of Fakhruddin Properties. “With Tréppan Vision, we are creating an environment where robotics, AI, wellness and sustainability work together as one ecosystem. Technology should not replace the human experience — it should give people more freedom to enjoy it.”
AN AED 700 MILLION CONNECTED ECOSYSTEM
Located in Dubai Land Residence Complex, Tréppan Vision will feature 463 units spread across three asset classes, comprising 408 residential apartments, 48 office suites and seven retail units.
The residential offering will consist of 252 Smart Studios, 108 one-bedroom residences and 48 two-bedroom residences.

A central principle behind the development is the idea that living spaces should be able to respond to the changing needs of the people who use them.
This approach is reflected in the Flexi Smart Family Residences, which have been designed to accommodate changing family requirements. One-bedroom Flexi residences can be converted into two-bedroom layouts, while two-bedroom residences can be adapted into three-bedroom configurations.
This flexibility means families may be able to adjust their existing homes as their needs evolve rather than having to relocate to a larger property.
FROM SMART HOMES TO INTELLIGENT BUILDINGS
Within individual residences, AI-powered automation will bring together lighting, climate control, motorised curtains and smart access through a centralised digital system.
The experience will be supported by HomeSoul, Fakhruddin Properties’ AI-native platform. Residents will be able to use the platform to manage their homes, access services, interact with amenities and engage with the wider community through a more connected experience.

However, the intelligence built into Tréppan Vision is intended to extend beyond individual apartments. Robotic technologies will also support a range of building operations and resident services, establishing an additional layer of assistance throughout the development.
WHEN YOUR BUILDING CAN HELP CARE FOR YOU
Among Tréppan Vision’s more distinctive features is Smart Care, a robotics-enabled service being developed in partnership with a leading healthcare provider.
The concept aims to bring selected healthcare and wellness services closer to residents. Robotic systems will be designed to assist with basic vital checks, support teleconsultations, deliver medication and carry out wellness rounds.
The system is also intended to support remote family presence, offering an additional way for residents to stay connected with family members and loved ones.
“Technology becomes meaningful when it solves a genuine human need,” added Fakhruddin. “Whether that means making healthcare support more accessible, delivering something to a resident, creating a healthier indoor environment or allowing a home to evolve with a growing family, every innovation needs to have a purpose.”
WELLNESS BUILT INTO THE INFRASTRUCTURE
Tréppan Vision takes a broader approach to wellness by incorporating it into everyday infrastructure rather than limiting it to traditional gyms, spas and amenity areas.
The development will incorporate wellness-focused solutions into areas residents experience every day, including the air inside their homes and the water they consume.
Each residence will feature NASA-grade Airocide air purification technology, together with centralised UV filtration.
An advanced drinking-water system will also provide hydrogenated, organically mineralised and alkaline-ionised water directly through the tap.
The development’s wellness and leisure facilities will extend across the podium and rooftop. These will include an infinity pool, gym, Zen meditation area, Jacuzzi, botanical garden seating, calisthenics park, jogging track, reflexology garden, children’s areas, outdoor amphitheatre, rooftop barbecue kitchen and Greenhouse Café.
A BUILDING DESIGNED FOR HOW PEOPLE NOW LIVE AND WORK
As the distinction between working, living, family life and personal time continues to become less defined, Tréppan Vision will provide facilities intended to support these overlapping needs.
The project will include co-working areas and bookable workspaces, as well as dedicated podcast rooms for digital content creation and communication.
A daycare facility will also be included, providing families with another service within the same community as they balance professional and personal responsibilities.
Together, these elements are intended to position Tréppan Vision as more than a conventional residential tower, creating a connected community designed around contemporary lifestyles.
SUSTAINABILITY THAT OPERATES BEHIND THE SCENES
Sustainability is another core element of the Tréppan Vision concept.
The development will incorporate systems focused on water, energy, food and waste. This includes Fakhruddin Properties’ advanced waste-management model, which is designed to divert up to 90% of building waste from landfill through on-site segregation and responsible collection.
Under the model, the objective is for just 10% of the development’s waste to ultimately reach landfill.
Fakhruddin Properties aims to make these sustainability measures part of the building’s normal operation rather than treating environmental responsibility as a separate feature added to the development.
THE NEXT CHAPTER OF TRÉPPAN LIVING
Tréppan Vision marks the latest development in Fakhruddin Properties’ Tréppan Living philosophy, which combines intelligent technology, wellness and sustainability within residential design and operations.

The project was unveiled during Fakhruddin Properties’ participation as Titanium Sponsor of IPS 2026, highlighting the company’s ambition to support Dubai’s continued development as a global hub for future-oriented real estate and urban innovation.
Tréppan Vision is scheduled for completion in Q4 2029.
